How often is the data updated?

Harris County filings are pulled every business day and appear in your dashboard within hours of being recorded — often the same day they hit the public record. Beta counties update less frequently as their public data feeds allow.

What lead types does TRELIze track?

Probate — cases filed when a property owner dies and their estate enters the court system.

Liens — HOA dues, mechanic's liens, municipal violations. TRELIze uses AI to extract the lien amount and type directly from court documents.

Pre-foreclosure — notices filed when a homeowner has defaulted. Owner still has time to sell before auction.

Trustee Sale — auction date has been set. TRELIze shows a live countdown on every trustee sale card.

Hot Leads — properties with multiple distress signals detected simultaneously, flagged automatically.

What is a Lis Pendens?

Lis Pendens is Latin for 'suit pending.' It's a legal notice recorded when a lawsuit has been filed that affects a property — commonly before a foreclosure, in divorce proceedings, or in ownership disputes. For investors, it's an early warning signal that the property is legally encumbered and the owner's situation is likely complicated. That complexity often creates motivation to sell.

What is the Equity+ signal?

Equity+ flags properties with a high appraised value ($280,000 or above) and an active homestead exemption. A long-term homeowner with a high-value property is statistically more likely to have significant equity — meaning there's room for an investor to make an offer, pay off debts, and still leave the seller with something.

How does AI document scanning work?

Harris County court filings include thousands of handwritten documents that traditional data providers can't process. TRELIze uses optical character recognition (OCR) combined with AI to read these documents and extract structured data: the lien amount, lien type, creditor, and other details.

Where do the phone numbers come from?

Phone numbers are sourced via skip tracing — matching property owner names and addresses to contact databases to find associated phone numbers. Contact information is appended to property records automatically. Numbers are flagged where DNC (Do Not Call) status is known.

Are property photos included?

Yes. Every property card includes a Google Street View photo of the address where available. This lets investors quickly assess the property's condition and neighborhood without driving by — useful for initial triage when reviewing dozens of leads.

Can I filter leads by area or property type?

Yes. The dashboard includes filters for lead type (probate, liens, foreclosure, trustee sale, hot leads), zip code, appraised value range, living area, and property age. Filters are saved between sessions. Use the time toggle to look back 1, 3, 7, or 30 days.

Can I save properties to follow up later?

Yes. The watchlist lets you save up to 5 properties and receive SMS alerts when there's new activity. The prospect list saves up to 20 properties for research and tracking, with CSV export.

Can I export leads to my CRM?

Yes. Export any filtered view directly from your dashboard as a CSV. Full Intelligence also includes a weekly automatic export of your entire lead feed delivered to your inbox every Monday morning.

Is TRELIze mobile-friendly?

Yes — TRELIze is built mobile-first. The dashboard, property cards, filters, export, and watchlist all work from a phone. Most users research leads from their phones.

How does the daily email digest work?

Every evening TRELIze sends a digest to your inbox. Hot leads and trustee sales appear as full property cards in the email. All other lead types appear as summary counts with a link to the dashboard.

What is a distressed property?

A distressed property is one where the owner is under pressure to sell — often financial, legal, or personal. Probate, foreclosure, unpaid liens, and tax delinquency are common causes. Distressed properties attract investors because motivated sellers are often willing to accept offers below market value in exchange for speed and certainty.

What's the difference between pre-foreclosure and foreclosure?

In Texas, foreclosure is non-judicial — lenders don't need to go to court. The process starts with a Notice of Trustee Sale which sets the auction date. Pre-foreclosure is the period between the initial default and the auction, during which the owner still has the right to sell directly to you. TRELIze captures both stages.

What is probate real estate investing?

When a property owner dies, their estate typically goes through probate — a court process for administering debts and distributing assets to heirs. If the estate includes real property, heirs may choose to sell. Probate properties can be good investments because heirs are often motivated to convert the property to cash quickly, especially when they don't live locally.

What should I say when I call an estate attorney?

'Hi, my name is [name] and I'm a real estate investor in Houston. I came across the property at [address] and I'm interested in making a cash offer. Is the estate open to offers, and who would be the right person to speak with?' Keep it under two minutes. Professional and concise gets a better response than a long pitch.

What is a trustee sale and how do I participate?

A trustee sale is a foreclosure auction. In Texas, auctions are held on the first Tuesday of every month at the courthouse. Properties are sold to the highest bidder, typically for cash or cashier's check, same day. There is no inspection period. TRELIze shows a live countdown to the auction date on every trustee sale card.

How does the free trial work?

You get 7 days to explore TRELIze with leads from 15+ days ago — all lead types, full property cards, and contacts. No charge is placed at signup — your card is saved securely. On day 8 your subscription activates. Cancel anytime before day 8 and you won't be charged anything.

Is there a contract or long-term commitment?

No. Both plans are month-to-month. Cancel anytime from your account settings — no phone calls, no hassle. Annual plans are available at a 20% discount.

Do I need to purchase skip tracing separately?

No. Skip-traced phone numbers for property owners, executors, and attorneys of record are included in Full Intelligence at no additional charge.

What happens to my saved properties if I cancel?

Your watchlist and prospect list data is retained for 30 days after cancellation in case you reactivate. After that it is deleted.

Is my data secure?

Yes. TRELIze stores subscriber data on encrypted servers with access restricted to authorized personnel. We maintain a written information security program as required by the Texas Data Broker Act. See our Privacy Policy for full details.
