By creating an account or subscribing to TRELIze, you agree to these Terms of Service in full. Please read them carefully. If you do not agree, do not use the platform.
TRELIze is a real estate lead intelligence platform operated by Trelize, LLC. We process public record filings from Harris County and select surrounding counties — including probate cases, lien recordings, foreclosure notices, trustee sale schedules, Lis Pendens filings, and eviction records — and deliver enriched lead data to subscribers via dashboard, daily email digest, SMS alerts, and CSV export.
Data is enriched with appraisal district records, skip-traced contact information, AI-extracted document data, and Google Street View imagery.
TRELIze is a data intelligence platform. We are not a real estate brokerage, investment advisor, law firm, or financial services provider. Nothing on the platform constitutes real estate, legal, financial, or investment advice. All data is provided for informational purposes only. You are solely responsible for independently verifying any information before acting on it.
Information provided by TRELIze is assembled from public records and third-party data sources. It may be incomplete, out of date, incorrectly matched, or contain errors. Always verify information independently before taking any action.
TRELIze makes no warranties — express or implied — regarding the accuracy, completeness, timeliness, or fitness for any particular purpose of any data provided through the platform.
Programmatically extracted data. Data fields including lien amounts and document contents are extracted programmatically from scanned court documents and may contain errors. Data should be independently verified before being relied upon in any financial or legal decision.
Google Street View photos. Property photos displayed in TRELIze are provided by Google Street View. These photos may be up to three years old and are provided solely to give a general representation of the property's exterior. Photos may be matched incorrectly to the wrong address. Do not rely on Street View photos as a substitute for an in-person inspection.
Skip-traced contact information. Phone numbers, email addresses, and other contact information may be inaccurate, outdated, or associated with the wrong individual. TRELIze makes no warranty regarding the accuracy of skip-traced contact data.
Beta county data. Data for counties designated as "Beta" is sourced from public data feeds that may be less complete, less frequent, and less reliable than Harris County data. Beta county data is provided as-is with no warranty of completeness or timeliness.
Monthly plans. Monthly subscriptions are billed automatically each month via Stripe on the anniversary of your signup date. You may cancel at any time. Cancellations take effect at the end of the current billing period. Monthly subscriptions are not prorated.
Annual plans. Annual subscriptions are billed in full at the time of purchase at a 20% discount from the monthly rate.
Pricing changes. TRELIze reserves the right to change subscription pricing with 30 days' notice. Price changes will not affect annual subscriptions already paid in full until the renewal date.
Payment processing. All payments are processed securely by Stripe. TRELIze does not store your full payment card information.
Free trial. No charge is placed at trial activation — your payment method is saved and billed the applicable subscription rate after your trial ends. Cancel anytime before then and you won’t be charged anything.
You may use TRELIze data solely for your own personal real estate investment research and due diligence. You agree not to:
You are responsible for maintaining the confidentiality of your account credentials. One subscription covers one user. Account sharing is not permitted. Notify us immediately at support@trelize.com if you suspect unauthorized access.
Opt-in: SMS alerts are opt-in only. You may activate SMS alerts by entering your mobile phone number on your TRELIze account page. By providing your number and saving it, you expressly consent to receive text messages from TRELIze at that number. You must be the account holder or authorized user of the mobile number provided.
Program description: TRELIze sends daily SMS alerts notifying you of new real estate investment leads (probate filings, foreclosure notices, lien recordings, and related courthouse activity) in your selected Houston-area zip codes.
Message frequency: Message frequency varies based on courthouse filing activity and your configured zip codes. Most subscribers receive 0–3 messages per day.
Message and data rates: Standard carrier message and data rates may apply.
Opt-out: Text STOP at any time to immediately opt out of all TRELIze SMS messages. You will receive one confirmation message and no further SMS messages will be sent. Opting out of SMS does not cancel your TRELIze subscription.

Your phone number: Your mobile phone number is used solely to deliver SMS alerts you have requested. It is shared only with our SMS delivery provider (Twilio) for message delivery purposes. We do not sell, rent, or share your mobile number or SMS opt-in data with any third party for marketing purposes.
TRELIze and its underlying technology, platform design, signal methodology, and original content are the intellectual property of Trelize, LLC. You may not reproduce, copy, or distribute any proprietary TRELIze content, methodology, or platform features without our express written consent.
TRELIze reserves the right to suspend or terminate your account at any time for any reason including violation of these Terms, suspected fraud or abuse, non-payment, or conduct harmful to other users or the platform. In the event of termination for cause, no refund will be issued.
To the maximum extent permitted by applicable law, TRELIze and its officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your use of the platform or data. Our total liability for any claim shall not exceed the amount you paid to TRELIze in the 30 days preceding the claim.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND. TRELIZE EXPRESSLY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
These Terms are governed by the laws of the State of Texas. Any dispute arising out of or related to these Terms shall be resolved exclusively in the state or federal courts located in Montgomery County, Texas.
TRELIze may update these Terms from time to time. We will notify you of material changes by email or by posting a notice on the platform. Your continued use of the platform after the effective date of updated Terms constitutes your acceptance of the changes.
Trelize, LLC is registered as a data broker with the Texas Secretary of State pursuant to the Texas Data Broker Law. For information about our data practices and your rights under Texas law, see our Privacy Policy.
