Who we are

TRELIze is a Texas-based real estate lead intelligence platform operated by TRELIze, LLC. We collect, process, and deliver real estate lead data sourced from Harris County public records and third-party data providers to real estate investor subscribers.

What data we collect

Data you give us directly (subscriber data)

• Full name, email address, and mobile phone number — collected at signup
• Payment information — processed by Stripe. TRELIze does not store card numbers.
• Dashboard filter preferences (zip codes, value ranges, property filters)
• Properties saved to your watchlist and prospect list

Data we collect from third parties about property owners (lead data)

• Harris County public records: probate case filings, lien filings, pre-foreclosure notices, trustee sale notices
• Harris County Appraisal District: property value, square footage, bedroom and bathroom counts, tax exemption status
• Tracefy skip-trace service: phone numbers associated with property owners, estate executors, and attorneys of record
• Google Street View API: street-level photography of property addresses

This property owner data was not collected directly from the individuals it pertains to. It is sourced from public records and licensed data providers.

How we use your data

Subscriber data is used to deliver your daily email digest and SMS alerts; maintain your dashboard, watchlist, and prospect list; send account and transactional messages; and process your subscription payment via Stripe.

Lead data is used to identify and surface real estate investment opportunities, deliver property cards with case details and contact information, and generate hot deal flags by combining signals across multiple data sources.

We do not use your personal data for targeted advertising. We do not sell your subscriber personal data to third parties.

SMS messaging

Opt-in: SMS alerts are strictly opt-in. You may activate SMS alerts by entering your mobile phone number on your TRELIze account page after logging in. By providing your mobile number and saving it, you expressly consent to receive text messages from TRELIze at that number.

Program description: TRELIze sends daily SMS alerts notifying you of new real estate investment leads (probate filings, foreclosure notices, lien recordings, and related courthouse activity) in your selected Houston-area zip codes.

Message frequency: Message frequency varies based on courthouse filing activity and your configured zip codes. Most subscribers receive 0–3 messages per day.

Message and data rates: Standard carrier message and data rates may apply.

Opt-out: Text STOP at any time to immediately opt out of all TRELIze SMS messages. After opting out, you will receive one confirmation message and no further SMS messages will be sent. Opting out of SMS does not cancel your TRELIze subscription.

Your phone number: Your mobile phone number is collected solely to deliver SMS alerts you have requested. It is shared only with Twilio (our SMS delivery provider) for the purpose of delivering those messages. We do not sell, rent, or share your mobile phone number or SMS opt-in data with any third party for marketing purposes.

Who we share data with

• Stripe — payment processing. TRELIze does not store payment card numbers.
• Tracefy — skip-trace provider. Property addresses are submitted to retrieve associated phone numbers for delivery to subscribers.
• Twilio — SMS delivery. Your mobile number is shared solely to deliver SMS messages you requested.
• Postmark — email delivery. Your email address is shared solely to deliver email messages you requested.
• Texas Secretary of State — TRELIze files an annual data broker registration that includes a description of the categories of data we process. This is a public filing.

We do not sell your personal data to any third party.

Data broker disclosure

Categories of data TRELIze processes and transfers:

• Real property ownership and appraisal records
• Probate court case records including party names and case status
• Lien and foreclosure filing records including filing dates, amounts, and party names
• Trustee sale notices and auction scheduling data
• Tax exemption status from county appraisal district records
• Contact information (phone numbers) associated with property owners, executors, and attorneys, sourced via licensed skip-trace providers

Purchaser credentialing: TRELIze restricts access to lead data to verified, paying subscribers and verified beta participants. Data is not accessible to anonymous or unverified users.

Your rights under Texas law

Under the Texas Data Privacy and Security Act (TDPSA), Texas residents have the following rights regarding their personal data:

• Right to know — You can ask whether TRELIze is processing your personal data.
• Right to access — You can request a copy of the personal data TRELIze holds about you.
• Right to correction — You can ask us to correct inaccurate personal data.
• Right to deletion — You can ask us to delete your personal data. Note: deleting your account data will terminate your TRELIze subscription.
• Right to data portability — You can request your personal data in a portable, usable format.
• Right to opt out — You can opt out of the sale of your personal data (TRELIze does not sell subscriber personal data), processing for targeted advertising (TRELIze does not engage in this), and profiling that produces legal or similarly significant effects (TRELIze does not engage in this).
• Right to non-discrimination — Exercising any of these rights will not result in discrimination or denial of service.

Note for Texas property owners: If your information appears in TRELIze lead data as a property owner, executor, or attorney of record, that data was sourced from public county records and licensed third-party providers. You may submit a deletion or opt-out request using the contact method below.

How to exercise your rights

Email support@trelize.com with subject line: Texas Privacy Rights Request. Include your name and, if you are a subscriber, the email address associated with your account. We will respond within 45 days as required by Texas law.

If we deny your request, you may appeal by replying to our response. If your appeal is also denied, we will provide instructions for submitting a complaint to the Texas Attorney General.

Data security

TRELIze, LLC maintains a written information security program as required by the Texas Data Broker Act. Our program includes administrative, technical, and physical safeguards appropriate to the size and nature of our operations; requirements that third-party service providers maintain appropriate security measures; and an annual review of program adequacy.

Subscriber data is stored on encrypted servers. Access is restricted to authorized personnel. In the event of a security breach affecting your personal data, we will notify you as required by applicable Texas and federal law.

Children

TRELIze is not directed at children and does not knowingly collect personal data from anyone under the age of 13. If you believe we have inadvertently collected such data, please contact us at support@trelize.com and we will delete it promptly.
